Real estate law, otherwise known as real property law, covers land and any buildings on it. This area encompasses a wide variety of subject matters and potential legal issues, ranging from residential or commercial property ownership and leasing to rights to use the land, such as easements. Real property law must also include an awareness of state and local regulations on land use, like zoning and rent control. In addition to state and local government regulations, in some communities, homeowner associations (HOAs) enforce covenants, conditions, and restrictions (CC&Rs) regarding architecture, parking, and common areas.
Because real estate is the largest investment many people will make in their lifetimes, it’s important to have the right representation available when disputes arise or other legal needs come up. My involvement with local planning commissions keeps me up to date on changes in local and state regulations, and I understand the risk people take on by owning real estate.
